    The type of this research is qualitative descriptive. The data analyzing technique that has been used is qualitative analyzing data with interactive model from Matthew B. Miles and A. Michael Huberman.
    The result of this research shows that PT. Alif Persada Nusantara has used the Strategy of Marketing Communications effectively to increase their Garden Hills Estate product sale. The strategy of their marketing communications are by using five elements of marketing communications mix, namely advertising, sales promotions, personal selling, straight selling, and public relations & publicity. Moreover, PT. Alif Persada Nusantara also used the strategy of media qualifications and sales strategy also the market segmentation strategy and embed the brand awareness in the minds of the general public.
